Welcome to this week's Naples Monday Market Brief, your quick, no fluff look at what actually moved in the Naples and Southwest Florida real estate market between September 21 and September 27, 2026. Whether you're actively buying, selling, or just keeping an eye on the market from the sidelines, here is what you need to know this week.



Mortgage rates jumped

Rates had their worst week in a while. The average 30 year fixed rate hit 7.03%, and some daily rate trackers showed it climbing as high as 7.45%, the highest level in over two years. If you've been waiting on the sidelines for rates to drop, this week moved the wrong direction, though a good lender can walk you through options like a rate lock or an adjustable rate loan.


Naples prices are holding, and homes are still scarce

NABOR (Naples Area Board of REALTORS) released its August 2026 market report on September 25, 2026, the most current official data available as of this brief. The report covers August 1 through 31, 2026, current as of September 10, 2026, and pulled from Southwest Florida MLS.

  • Median home price in Naples: $575,000, essentially flat with last year

  • Homes are selling faster: about 99 days on average, down from 107 a year ago

  • The number of homes for sale keeps shrinking: down about a third from a year ago

  • More buyers are getting under contract than a year ago, even though fewer new listings are coming onto the market


Insurance: better news statewide, a tougher story right here

Florida made headlines again this week: four more insurance companies cut their rates, and the state backed insurer Citizens keeps shrinking. That is genuinely good news across the state. But Collier County specifically saw premiums rise more than 25% in the first half of this year, one of the biggest jumps of any county in the country. If you are budgeting for a home here, get an actual insurance quote before assuming the statewide good news applies to you.


Condo buyers: a quiet week, and that is good news

No Naples or Collier building made news for a surprise special assessment this week. If you are shopping for a condo, remember that associations with 25 units or more are now required to post their financials, reserve studies and inspection reports online, and buyers get a full week to review that paperwork before a purchase becomes final.


For Buyers

  • Inventory is tight in the most popular price ranges, especially North Naples and homes under $1.5 million, so be ready to move fast when the right one comes along.

  • Get pre-approved now. Rates jumped this week, and having your paperwork ready means you can act quickly if they dip back down.

  • Ask about insurance before you fall in love with a house, especially anything coastal. Collier premiums are running well above the state average right now, so get a real quote early.

  • If you're looking at a condo, ask for the reserve study and inspection reports up front. Associations are now required to post them online, and you get a full week to review before your purchase is final.


For Sellers

  • Homes are selling faster than a year ago, about 99 days on average, so a well priced listing has real momentum right now.

  • Be upfront about insurance costs and any condo association paperwork early. Buyers are asking these questions sooner than they used to.

  • Pending sales are up sharply this year even with fewer new listings, a good sign that buyer demand is still there.

  • Consider listing before the winter rush. Rental bookings and buyer traffic typically pick up heading into season.


What to Watch Next

  • November 3: Florida voters decide on Amendment 3, the property tax ballot measure.

  • October 23: the next official Naples sales report comes out.

  • End of November: hurricane season wraps up. Another quiet season would be good news for insurance costs going into next year.
