ABOUT ABACO POINTE
Abaco Pointe is a boutique, gated community of 138 attached villas in North Naples, developed by Toll Brothers on approximately 37 acres. The neighborhood offers a relatively intimate alternative to Naples' larger master-planned communities, combining newer homes, tropical landscaping, water features and a modest collection of shared amenities in a convenient location along the Collier Boulevard corridor.
The community consists entirely of paired villas with six original home designs ranging from approximately 1,500 to 2,240 square feet. Floor plans offer two to three bedrooms, two-car garages, open living areas and covered lanais, with both single-story and larger two-story configurations available. Coastal-inspired architecture gives the neighborhood a cohesive appearance, while individual homes may offer water, landscaped or other community views. Abaco Pointe is also a natural gas community, a feature that is less common in Naples and provides options for gas cooking, grilling and other appliances.
Abaco Pointe's appeal is largely about simplicity. Buyers get the privacy of a gated neighborhood, the space and garage of an attached villa, and access to a pool and fitness center without the scale of a large resort or country club community. Its North Naples location also provides convenient access to shopping, dining, I-75 and destinations throughout the surrounding area.
Why People Like the Abaco Pointe Community
Boutique Scale: With only 138 residences, Abaco Pointe feels considerably smaller and more residential than many gated Naples developments.
Villa-Style Living: Attached two-car garages, private entrances and covered outdoor spaces give the homes many of the practical advantages buyers associate with single-family living.
Six Distinct Home Designs: The original Toll Brothers collection provides meaningful choices in size and configuration, including both single-story and two-story layouts.
Natural Gas: Abaco Pointe is one of the Naples communities where natural gas is available, which can be particularly appealing for cooking and outdoor grilling.
Private Outdoor Space: Covered lanais extend the living areas outdoors, and some properties have been enhanced with additional outdoor living features or approved fencing.
Manageable Amenities: The community provides a pool, spa, fitness center and gathering space without an extensive country club or recreational complex.
Convenient North Naples Location: Collier Boulevard provides straightforward access to Vanderbilt Beach Road, Immokalee Road, I-75 and the shopping, dining and recreation found throughout North Naples.
What You Need to Know About Living in Abaco Pointe
Homes Are Attached Villas: Each residence shares a common wall with its paired neighbor. Buyers comparing Abaco Pointe with detached single-family communities should understand this distinction.
Not Every Home Lives the Same Way: Some plans provide entirely single-level living, while the larger Elite designs incorporate a second story. Floor plan can therefore make a meaningful difference when comparing properties.
HOA Services Should Be Verified: Community fees provide lawn and landscape-related services along with maintenance of common areas and amenities. Buyers should review current association documents to understand exactly which property-maintenance responsibilities belong to the association and which remain with the homeowner.
Outdoor Improvements Are Regulated: Fencing and other exterior modifications are subject to community architectural standards and approval. Buyers interested in a fenced yard or other specific improvement should verify what is permitted for the property.
Rental and Pet Restrictions Apply: Buyers with rental plans or particular pet requirements should review the current association documents for applicable rules, approval procedures and limitations.
No Golf or Mandatory Club Membership: Abaco Pointe is not a golf or country club community, so there is no required club membership associated with homeownership.

ABACO POINTE AMENITIES
Abaco Pointe's amenities are intentionally straightforward, complementing the community's smaller scale rather than creating a large resort environment. Residents have access to a heated swimming pool and spa with surrounding deck space and covered seating, providing a central place to relax and gather outdoors.
The amenity center also includes a fitness center and community room, giving residents convenient space for exercise, neighborhood activities and informal gatherings. Landscaped common areas and the gated entrance round out the shared community features.
For buyers who want access to a pool, fitness facilities and social space but do not need golf, extensive racquet facilities or a large clubhouse complex, Abaco Pointe offers a practical balance between private residential living and shared amenities.
