ABOUT FALLING WATERS

The name Falling Waters can be confusing because it is used by three separate gated condominium communities in Naples: Falling Waters on Davis Boulevard, Falling Waters Beach Resort off Collier Boulevard, and Falling Waters North Preserve in North Naples. Although they share a name and tropical character, each is independently governed and offers a different location, residential setting and amenity experience.


Falling Waters on Davis Boulevard is the original community and is known for its lush landscaping, waterfalls and exceptionally large resort-style pool. Falling Waters Beach Resort is located farther south near Collier Boulevard and is best known for its distinctive lazy-river-style pool and convenient access toward Marco Island. Falling Waters North Preserve offers a smaller, quieter setting in North Naples with preserve surroundings and convenient access to shopping, dining and Gulf beaches. Buyers should pay close attention to the full community name when searching listings because ownership, amenities, fees and rules are specific to each development.

  • Location Matters: A listing identified simply as "Falling Waters" should be checked carefully to determine which community it is actually located within.

  • Amenities Are Not Shared: Residents of one Falling Waters community should not be assumed to have access to facilities in either of the others.

  • Parking and Residential Features Differ: Garage arrangements, building styles, views and other property features vary by community and individual residence.

  • Association Rules Should Be Reviewed Separately: Leasing, pets, fees, insurance, reserves and maintenance responsibilities should be verified for the specific community and condominium association.

FALLING WATERS AMENITIES

Falling Waters on Davis Boulevard features an expansive heated resort-style pool surrounded by tropical landscaping and waterfalls, along with a clubhouse, tennis, bocce, shuffleboard and other recreational and social spaces.


Falling Waters Beach Resort is distinguished by its large lazy-river-style pool with bridges and a fountain feature. The community also offers a clubhouse, lap pool, tennis, bocce, shuffleboard and landscaped walking areas.


Falling Waters North Preserve provides a more intimate amenity environment with a community pool, clubhouse, landscaped grounds and preserve surroundings. Its smaller scale is part of the appeal for buyers who prefer a quieter condominium setting.
