What You Need to Know

  • Kensington is a securely gated community, providing a private and peaceful living environment for all its residents.

  • Club Membership: While the Kensington Golf and Country Club is an integral part of the community, membership in the club is not mandatory for all residents. Homeowners are offered various membership levels, such as Full Golf, Sports, and Social, allowing them to choose based on their preferred activities and access.

  • Pet Policy: The Kensington Park Master Association (KPMA) maintains a two-pet maximum policy, though individual homeowners associations (HOAs) within the community may impose additional policies or restrictions. All dogs must be leashed when outside the residence, and owners are responsible for promptly cleaning up and properly discarding pet waste. Some subdivisions may require prior pet approval.

  • Rental Policy: Rental policies can vary by specific subdivision within Kensington. Generally, a minimum lease term of 30 days is required. Some subdivisions permit up to 12 leases per year, while others may restrict rentals to a maximum of 3 leases annually. All rentals are subject to the community's rules and regulations, and some may involve an application process or amenity transfer fees.

  • HOA Governance: Owners within Kensington are required to be members of the Kensington Park Master Association, Inc. (KPMA HOA), which governs the community's shared areas and master amenities. Individual neighborhoods within Kensington may also have their own specific HOAs that oversee localized aspects. Residents are responsible for any damages incurred to common property, landscaping, or amenities by their guests, renters, or pets.

  • The community's slightly inland location may offer a degree of protection from stronger storms compared to properties situated directly on the coast.

KENSINGTON AMENITIES

Kensington offers an impressive array of amenities, primarily centered around its expansive 30,000 square-foot clubhouse, which is elegantly designed in the tradition of British clubs. At the heart of the community lies a magnificent 6,848-yard championship golf course, recently redesigned by Robert Trent Jones, Jr., which includes a driving range, two putting greens, and a chipping green with sand bunkers. Notably, this course is one of the few in Southwest Florida that permits walking at any time. For aquatic enjoyment, residents have access to a junior Olympic-size heated swimming pool, complete with a relaxing cabana area. The community also features a state-of-the-art fitness facility, a Pilates studio, and a full-service spa offering a variety of rejuvenating treatments. Racquet sports enthusiasts can utilize a top-ranked tennis complex with seven Har-Tru clay courts, four pickleball courts, and bocce ball courts. The clubhouse provides diverse dining options, including the refined Kensington Dining Room and the more casual, open-air Brighton Pointe, which offers scenic views of the 18th hole. Additional social spaces include card rooms, lounges, and various event venues. A robust calendar of events ensures a vibrant social life, with activities such as wine clubs, cooking classes, bridge games, and book clubs. Furthermore, the golf course is nestled within a picturesque 20-acre nature preserve, featuring glistening lakes and native shrubbery, creating a serene and beautiful backdrop for both golfers and residents enjoying the community's outdoor spaces.
