ABOUT NAPLES RESERVE

Naples Reserve is a gated, resort-style community in Southeast Naples, located off U.S. 41 East near Collier Boulevard and surrounded by an extensive network of lakes and natural areas. The community encompasses approximately 688 acres and includes a diverse collection of single-family homes and villas arranged among distinct residential neighborhoods. Coastal-inspired architecture, tropical landscaping, lakes and preserve views create a relaxed Southwest Florida setting, while residences range from lower-maintenance villa options to substantial luxury homes with private pools, expansive outdoor living areas and waterfront settings.

Water is central to the Naples Reserve lifestyle. The community includes 22 lakes encompassing more than 200 acres of water, with opportunities for kayaking, paddleboarding, canoeing and electric boating. The Island Club serves as the primary social and recreational destination, complemented by resort-style swimming, fitness, dining, tennis, pickleball, bocce, beach volleyball, dog parks, walking and biking paths and other outdoor recreation. Naples Reserve's location also provides convenient access to shopping and dining along the U.S. 41 and Collier Boulevard corridors, with Downtown Naples, Marco Island and Gulf beaches readily accessible.

Why People Like the Naples Reserve Community

  • Lake-Centered Lifestyle: Twenty-two lakes create an unusually water-oriented residential environment with boating and paddling opportunities within the community.

  • Resort-Style Amenities: Swimming, fitness, dining, tennis, pickleball, bocce, beach volleyball and extensive outdoor recreation provide plenty to enjoy without leaving the neighborhood.

  • Diverse Housing Choices: Villas and single-family residences offer different options for size, maintenance, privacy and price point.

  • Kontiki Island: The private island and tiki hut provide a distinctive destination that residents can reach from the community's waterways.

  • Active Outdoor Lifestyle: Walking, biking, paddling, court sports and other activities make recreation an integral part of the community.

  • No Golf Requirement: Naples Reserve provides a substantial resort-style amenity package without requiring residents to support a golf or country club membership.

What You Need to Know About Living in Naples Reserve

  • There Are Multiple Residential Neighborhoods: Association fees, maintenance responsibilities and included services can differ depending on the neighborhood and property type.

  • There Is a Community Development District: Buyers should evaluate applicable CDD assessments along with HOA fees and other ownership costs when comparing properties.

  • Waterfront Does Not Always Mean Private Dock Access: Some residences have waterfront locations or the ability to accommodate docks, but buyers interested in keeping a boat directly behind their home should verify the rights and requirements for the specific property.

  • Homes Vary Considerably: Different builders contributed residences throughout Naples Reserve, so architecture, construction features, hurricane protection, private pools, upgrades and other characteristics vary among properties.

  • The Community Is Large: Proximity to the Island Club, racquet facilities, entrances and other amenities can differ considerably depending on the neighborhood.

  • Current Rules Should Be Verified: Leasing, pets, golf-cart use, boating, docks, architectural modifications and other property-use requirements should be reviewed through current community and neighborhood documents.

NAPLES RESERVE AMENITIES

The Island Club is the heart of the Naples Reserve lifestyle, bringing together recreation, dining and social activity along the water. The lakefront setting includes a resort-style zero-entry swimming pool with lap lanes, sandy beach area, lakeside fire pit and spaces for relaxing and gathering. Latitudes Café and the Tiki Bar provide casual food and beverage options, allowing residents to enjoy dining and socializing without leaving the community.

Water recreation is what truly distinguishes Naples Reserve from many other Naples communities. Twenty-two lakes totaling approximately 214 surface acres create an extensive aquatic environment, including the prominent Eagle Lake and a mile-long boating and rowing lane. Residents can enjoy kayaks, canoes, paddleboards and electric boats, while a community boat ramp provides additional water access. Kontiki Island, accessible by water, offers a private island destination with a large tiki hut and provides one of the community's most recognizable gathering spots.

Fitness and sports are equally well represented. The community fitness center provides space for cardiovascular and strength training along with group exercise programming. The lakefront Match Point complex offers tennis and pickleball facilities for recreational and organized play, while bocce, basketball and beach volleyball add further options for residents who enjoy an active lifestyle.

Naples Reserve also incorporates recreation throughout the broader community rather than concentrating everything at the Island Club. Miles of walking and biking paths, children's recreation and multiple dog parks provide additional opportunities to enjoy the outdoors. Lakes, landscaping and natural areas are integrated among the residential neighborhoods, making the recreational environment part of the everyday community experience.

Private residences add another layer to the lifestyle. Many homes feature private swimming pools, spas, screened lanais, outdoor kitchens and waterfront outdoor living, while select properties offer opportunities for private docks. Because Naples Reserve contains numerous neighborhoods and property types, buyers can choose between a more maintenance-oriented villa lifestyle and larger single-family residences with substantial private recreational spaces.

Together, the lakes, boating, resort-style swimming, dining, fitness, tennis, pickleball, bocce, beach volleyball, walking and biking paths, dog parks and social programming give Naples Reserve one of the more extensive non-golf amenity packages in the Naples area. It is particularly distinctive for buyers who want an active resort-style community but prefer water recreation over a traditional golf-centered lifestyle.
