ABOUT OAKES ESTATES

Oakes Estates is an established acreage neighborhood in North Naples, offering a distinctive alternative to the gated and master-planned communities found throughout the area. The neighborhood is known for generously sized homesites, custom single-family residences, mature trees and a more private, spacious setting, all while remaining convenient to the shopping, dining, healthcare and recreational destinations of North Naples. Homes vary dramatically in age, architecture, size and level of improvement, ranging from established ranch-style properties to newer luxury estates with substantial outdoor living areas, guest accommodations and specialty structures.


One of the defining characteristics of Oakes Estates is the absence of a master homeowners association, giving property owners considerably more flexibility than they would typically have in an HOA-controlled community. Larger parcels can provide room for private pools, gardens, workshops, garages, recreational equipment and, where permitted, horses and other allowable animals. That flexibility does not mean properties are unrestricted, however. Collier County zoning, building codes, setbacks, permitting requirements and other regulations still govern how land can be used and improved. For buyers who value acreage and individuality but still want convenient access to North Naples, Oakes Estates offers a combination that is increasingly difficult to find.

  • Acreage and Space: Generously sized properties provide considerably more room and separation than buyers typically find in Naples' conventional residential communities.

  • No Master HOA: There is no community-wide homeowners association collecting dues or imposing a traditional set of architectural standards across Oakes Estates.

  • Equestrian Possibilities: Collier County Estates zoning allows horses and certain other animals subject to current zoning requirements, acreage limitations and setbacks.

  • Convenient North Naples Location: The neighborhood provides an acreage lifestyle while remaining close to shopping, dining, healthcare, I-75 and other North Naples destinations.


What You Need to Know About Living in Oakes Estates


  • No HOA Does Not Mean No Restrictions: Collier County zoning, building codes, permitting requirements, setbacks and other governmental regulations still apply to properties throughout Oakes Estates.

  • Properties Are Highly Individualized: Home condition, construction quality, hurricane protection, renovations, accessory structures, drainage, landscaping and other features can vary dramatically from one property to another.

  • Well and Septic Systems Are Common: Buyers should evaluate the condition, capacity and maintenance history of private water and septic systems applicable to the individual property.

  • Acreage Requires Different Due Diligence: Surveys, property boundaries, easements, wetlands, drainage, fill, flood zones and permitted versus unpermitted improvements can be particularly important when evaluating larger parcels.

  • Animal Use Has Specific Requirements: Horses and certain livestock may be permitted, but buyers should verify current Collier County regulations, acreage requirements, setbacks and restrictions for the particular property and intended use.

  • Road and Property Conditions Vary: Buyers should evaluate access, drainage and other site-specific considerations rather than assuming conditions are uniform throughout the neighborhood.

OAKES ESTATES AMENITIES

Oakes Estates does not have a traditional amenity package, and that is an important part of its appeal. There is no master clubhouse, community swimming pool, fitness center, golf course or racquet-sports complex, and homeowners do not pay a master HOA to support shared recreational facilities. Instead, the space available on individual properties allows owners to create the amenities that matter most to them.


Many Oakes Estates properties feature private swimming pools, spas, expansive lanais and outdoor kitchens, while larger homesites can provide room for substantial garages, workshops, gardens, recreational areas and other accessory structures where permitted. Some properties are configured for equestrian use, with room for horses, barns or related facilities subject to current Collier County requirements. Other owners use the additional land to create greater privacy and separation from neighboring residences rather than adding structures or recreational features.

The acreage itself can be viewed as one of the neighborhood's greatest lifestyle amenities. Mature oak, pine and palm trees are found throughout portions of Oakes Estates, and the larger homesites provide opportunities for landscaping and outdoor environments that would be difficult to duplicate on a conventional Naples residential lot. Because every property has evolved differently, the amount of cleared land, vegetation, privacy and usable outdoor space can vary considerably.


Despite its spacious setting, Oakes Estates remains firmly connected to North Naples. Shopping, restaurants, healthcare and everyday services are nearby, while Mercato, Gulf beaches, golf, parks and other Naples destinations are readily accessible. This combination allows residents to enjoy the space and independence associated with acreage living without moving far from the conveniences that attract buyers to North Naples.
