ABOUT PARK SHORE

Park Shore is one of Naples' most distinctive waterfront neighborhoods, occupying approximately 760 acres within the City of Naples along more than a mile of Gulf shoreline. The community combines single-family homes, Gulf-front high-rise condominiums and low- and mid-rise residences overlooking Venetian Bay, creating an unusually broad range of coastal living options within one neighborhood. More than 600 single-family homes and thousands of condominium residences make up Park Shore, with architecture ranging from established Florida homes and classic condominium towers to extensively renovated residences and newer luxury estates.


Water defines much of the Park Shore lifestyle. Gulf-front condominium buildings line the western side of Gulf Shore Boulevard North, while Venetian Bay provides waterfront settings for many single-family homes and condominiums on the eastern side. Private docks are available with many bayfront homes, providing boating access to the Gulf through Doctors Pass. At the center of the neighborhood, The Village Shops on Venetian Bay provides waterfront dining and shopping, while Waterside Shops, Artis-Naples, Clam Pass Park and other central Naples destinations are nearby. This combination of beach, boating, condominium and single-family living makes Park Shore one of the most varied coastal neighborhoods in Naples.

What You Need to Know About Living in Park Shore


  • Park Shore Is Not One HOA: The Park Shore Association is a voluntary property owners association, while condominium buildings have their own mandatory associations with separate fees, reserves, insurance, rules and amenities.

  • Beach Access Depends on the Property: Gulf-front condominium owners, eligible Park Shore Association members and other residents may have different beach-access arrangements. Buyers should verify the privileges associated with the specific residence.

  • The Beachfront Promenade Is Private: The approximately 1.2-mile beachfront walkway belongs to the five Beach Commons and is reserved for owners and guests of the participating Gulf-front condominiums. It is not a community-wide Park Shore amenity.

  • Condominium Buildings Vary Considerably: Age, reserves, insurance, amenities, renovation history and applicable structural or milestone inspection considerations differ significantly among buildings.

  • Boating Is Property-Specific: Dock configuration, vessel size, water depth, bridge clearance, seawall condition and Gulf access should be evaluated for the individual waterfront property.

  • Flood and Insurance Considerations Matter: Buyers should review elevation, flood zone, storm history, building characteristics and insurance requirements for the specific residence.

PARK SHORE AMENITIES

Park Shore does not operate like a conventional master-planned community with one central clubhouse and recreational complex. Instead, the Gulf, Venetian Bay and the surrounding neighborhood create the amenity experience, supplemented by private facilities associated with individual condominium buildings and residential associations.

Beach access is one of Park Shore's defining attractions, but understanding how it works is important. The Park Shore Association maintains a private beach park for eligible association members, providing Gulf access within the neighborhood. Separately, the Gulf-front condominium buildings are organized into five Beach Commons that own and maintain beachfront open space and an approximately 1.2-mile private promenade along the Gulf. Access to that beachfront walkway is reserved for owners and guests of the participating condominium buildings rather than all Park Shore residents.

Boating provides the other side of Park Shore's waterfront lifestyle. Venetian Bay and Inner Doctors Bay extend through the neighborhood, with many single-family homes offering private docks directly behind the residence. Various condominium properties also offer boating facilities. From the bay, boaters can reach the Gulf through Doctors Pass, although buyers should always evaluate the dock, water depth, vessel restrictions and route associated with the individual property.


The Village Shops on Venetian Bay serves as Park Shore's waterfront dining and shopping destination, with restaurants, boutiques and services arranged along the bay. Its location within the neighborhood gives many residents the ability to walk or bike to dining and shopping while enjoying the surrounding waterfront setting.


Individual condominium buildings provide another layer of amenities. Depending on the property, residents may have access to swimming pools, fitness facilities, social rooms, guest suites, tennis or pickleball, grilling areas, beach facilities, under-building parking and other services. These amenities vary substantially among buildings, making the specific condominium an important part of the buying decision.


Park Shore is also centrally positioned near Waterside Shops, Artis-Naples and Clam Pass Park, with additional restaurants, shopping and everyday services nearby. This combination allows residents to enjoy a coastal lifestyle without being isolated from the cultural, dining and recreational destinations of central Naples.


For buyers, Park Shore's greatest strength is ultimately choice. A buyer can live directly on the Gulf in a high-rise, choose a smaller condominium overlooking Venetian Bay, own a single-family waterfront residence with a boat dock or select a home on a quieter interior street, all while remaining within the same established coastal neighborhood.
