Sinkholes in Naples and Southwest Florida: Should You Worry or Just Keep Floating?
When people think of Florida hazards, their minds usually jump to hurricanes, alligators, or the occasional flying iguana during a cold snap. But there’s another mysterious natural phenomenon that stirs up a lot of curiosity (and sometimes fear): sinkholes. Are they really a concern in Naples and Southwest Florida? Should you be adding sinkhole insurance to your already long list of “Florida homeowner things”? Let’s dig in (pun absolutely intended).

What Is a Sinkhole Anyway?
A sinkhole forms when the ground beneath the surface - usually made up of limestone, sand, or clay - dissolves over time due to water movement. Eventually, the surface collapses into the void, creating anything from a shallow dip in your yard to a dramatic scene straight out of a disaster movie.
Florida, with its porous limestone foundation and abundant groundwater, is naturally prone to this geological magic trick. But does that mean your home in Naples is about to vanish into a hole in the Earth? Not exactly.
So... Do Sinkholes Happen in Naples?
Yes, technically. But here’s the good news: accordingly to readily available and online statistics, it appears Naples and most of Southwest Florida are in a low-risk sinkhole zone. That means while sinkholes can occur, they are rare, and when they do happen, they're usually small and manageable.
Most of the dramatic sinkhole headlines come from Central Florida, especially areas like Pasco, Hernando, and Hillsborough counties - the infamous “sinkhole alley.” That region sees a significantly higher concentration of sinkhole activity due to its unique underground structure.
In contrast, Collier County (which includes Naples) and Lee County (which includes Fort Myers and Cape Coral) see far fewer sinkhole reports. According to data from the Florida Office of Insurance Regulation, sinkhole claims are not commonly filed in this region compared to the central part of the state.
Sinkhole Risk by the Numbers
Here’s a quick glance at how Naples stacks up:
Sinkhole-prone counties like Pasco or Hernando may see hundreds of reported sinkholes a year.
Collier County often reports only a few confirmed sinkhole events in a year - sometimes none (see the image below from a post in August 2024 in Naples).
Most “sinkholes” in our area turn out to be washed-out pipes, drainage issues, or settlement cracks, not true geological sinkholes.

In fact, many of the calls to geotechnical engineers in this region are for suspected sinkholes that turn out to be something far less sinister (though still annoying, especially if you just landscaped).
Should You Get Sinkhole Insurance?
Ah, the million-dollar question (or, more realistically, the $200-a-year question). I’m not an insurance expert, I always recommend speaking directly with a qualified insurance professional before making any decisions about sinkhole coverage or other policy options.
Here’s the breakdown:
Standard homeowners insurance in Florida does cover catastrophic ground collapse. That means if your house falls into a hole and is condemned, you’re covered.
However, it does not cover smaller, non-catastrophic sinkhole damage, like a cracked driveway or shifting foundation. For that, you’d need sinkhole coverage, which is optional and comes at an extra cost if it's even available in your county.
Given that Naples is low risk, many homeowners choose not to carry additional sinkhole coverage. But if the thought of waking up in a surprise backyard crater keeps you up at night, talk to your insurance agent about the cost and availability. Peace of mind sometimes comes in the form of a policy endorsement.
A Word on Real Estate and Sinkholes
As a real estate agent here in Naples, I’ve toured thousands of homes and seen my fair share of cracked driveways, tilted patios, and suspicious low spots in yards. But guess what? Most of them weren’t sinkholes. Florida soil shifts, concrete cracks, and water runoff does strange things - welcome to the Sunshine State.
As always
If you’re buying a home and notice any suspicious signs, get a thorough home inspection, and if needed, a geotechnical assessment. It’s rare, but better safe than sorry... and I can help connect you with reputable pros who know what to look for.
Bottom Line: Should You Lose Sleep Over Sinkholes in Naples?
Maybe not unless you're also worried about being trampled by a rogue flamingo (which, for the record, is also extremely rare). Yes, sinkholes can happen anywhere in Florida, but in Naples and Southwest Florida, the odds are very low. Most homeowners will never experience a sinkhole issue in their lifetime. And for those who do, it’s far more likely to be a minor repair than a Hollywood-style disaster.
So go ahead and plant your palm trees, put in that paver driveway, and rest easy knowing that the ground beneath your Naples dream home is more stable than the headlines make it sound.
