Buying vs. Renting in Florida

For the last several years, many Floridians felt like homeownership was moving farther and farther out of reach. Between rapidly rising home prices, elevated mortgage rates, insurance increases, HOA fees, and property taxes, renting often seemed like the safer or more affordable option - at least in the short term.

But something interesting is beginning to happen across parts of Florida. The numbers are slowly starting to shift.

A recent study highlighted by the Florida Realtors® article suggests that in several Florida markets, buying a home may once again outperform renting over the long term - even when accounting for the fact that renters could theoretically invest the money they save instead of buying.


That is a meaningful shift in the conversation. And while this does not mean buying is automatically the right decision for everyone, it does suggest that the “renting is always smarter right now” narrative may no longer be universally true - especially in parts of Florida where prices have stabilized, inventory has increased, and rent growth has softened.


The Florida Market Is Changing

Florida’s real estate market today looks very different than it did during the frenzy of 2021 through early 2023.

Back then:

  • Inventory was extremely limited

  • Buyers competed aggressively

  • Prices accelerated rapidly

  • Rent growth surged

  • Many buyers felt pressured to “buy now or never”


Today, many Florida markets are entering a more balanced phase. Inventory has increased in numerous areas, price growth has slowed, and buyers generally have more negotiating power than they did a few years ago.


That matters because the math behind renting versus buying changes dramatically when:

  • price appreciation moderates,

  • inventory improves,

  • sellers become more negotiable,

  • and renters no longer face double-digit annual rent increases.

In other words, buyers may finally have some breathing room again.


The “Hidden Wealth Builder” Many Renters Overlook

One of the biggest misconceptions in the rent-versus-buy debate is that a mortgage payment is simply an “expense.”


Part of it absolutely is:

  • interest,

  • taxes,

  • insurance,

  • HOA fees,

  • maintenance.


But part of every mortgage payment also builds equity. Rent payments, on the other hand, are generally 100% expense. Over time, that difference can become significant. The Florida Realtors® analysis examined a 10-year horizon and found that projected homeowner equity growth outperformed renter investment scenarios in multiple Florida markets.


This becomes especially important in Florida because many buyers are purchasing not only for shelter, but also for:

  • long-term wealth accumulation,

  • retirement planning,

  • tax advantages,

  • stability,

  • and inflation protection.


A fixed-rate mortgage may feel expensive today, but unlike rent, it does not typically increase every single year.

Your landlord’s mortgage payment may stay fixed too… but your rent usually does not.


But Let’s Be Honest - Buying in Florida Is Still Expensive

Now before someone emails me and says: “Renee, have you SEEN insurance quotes lately?!”

Yes. Yes, I have. Florida ownership costs remain very real. Insurance premiums, taxes, maintenance, reserve requirements, and HOA fees can dramatically impact affordability - especially in coastal communities and condominium markets.


Mortgage rates also remain elevated compared to the ultra-low-rate years many people became accustomed to. Recent reporting showed 30-year mortgage rates hovering around the mid-6% range nationally.

So this is not a “buy at all costs” article. Far from it.


The smarter conversation is this:

Does buying make more sense today than it did 12-18 months ago?

In many Florida markets, the answer may increasingly be yes.


What We’re Seeing in Southwest Florida

Here in Southwest Florida, including Collier and Lee Counties, the market dynamics are especially interesting right now.


Lee County

Lee County has seen meaningful price adjustments in some segments over the past year. Zillow data recently showed average home values down year-over-year.

At the same time:

  • inventory has improved,

  • days on market have lengthened,

  • and buyers have gained negotiating leverage.


Meanwhile, some rental data has shown rents softening in parts of Lee County as apartment inventory increased.


That combination creates an interesting environment:

  • home prices stabilizing or correcting,

  • rents flattening,

  • and buyers having more choices.


Historically, periods like this often create opportunities for disciplined long-term buyers.


Collier County

Collier County remains more expensive overall, particularly in Naples and luxury coastal communities. Realtor.com recently reported Collier County median listing prices near seven hundred thousand dollars.

However, affordability metrics in Southwest Florida have shown improvement compared to prior years. FGCU’s Regional Economic Research Institute noted improving housing affordability trends in both Collier and Lee Counties.


That does not mean homes are “cheap.” But it does suggest the market may be becoming more rational.

And that matters.


Because buyers tend to perform best when they can:

  • negotiate,

  • inspect carefully,

  • compare options,

  • and make thoughtful decisions instead of emotional panic purchases.


The Five-Year Rule Still Matters

One of the biggest mistakes people make in the rent-versus-buy discussion is focusing only on monthly payment comparisons. Real estate is usually not a short-term investment. Buying often makes the most financial sense when someone plans to stay put for at least five years - sometimes longer depending on the market and transaction costs.


If someone may relocate in a year or two? Renting may absolutely still be smarter. Flexibility has value.

But for buyers planning long-term Florida residency, today’s more balanced market conditions may actually provide a better buying environment than the overheated frenzy we saw a few years ago. Ironically, many buyers who were too afraid to purchase during the competitive years may now have more leverage and opportunity.


Renting Isn’t “Throwing Money Away”

I also think it is important to say this clearly:

Renting is not failure.


Renting can be incredibly smart depending on:

  • lifestyle,

  • career stage,

  • liquidity needs,

  • uncertainty,

  • or market timing.


In fact, many affluent individuals intentionally rent for flexibility or to test an area before committing to ownership. The goal is not to force everyone into homeownership. The goal is understanding the long-term math and making an informed decision based on your own situation.


The Florida housing market is evolving.

The days of “buy immediately before prices rise another 20%” have largely faded. In many areas, we are seeing a healthier and more balanced environment emerge:

  • more inventory,

  • slower appreciation,

  • softer rent growth,

  • and greater negotiation opportunities.


That does not eliminate affordability challenges. But it does mean that long-term homeownership may once again deserve serious consideration for many Florida residents - particularly those planning to stay in the area for years to come.


And here in Southwest Florida, that conversation has become especially important as buyers weigh:

  • rising rents,

  • stabilizing prices,

  • insurance realities,

  • lifestyle goals,

  • and long-term wealth building opportunities.


The answer is not the same for everyone. But the math may finally be becoming a little more interesting again.
