Just Because It Is A Brand-New Home Doesn't Always Mean Its Right For You

When searching for the perfect home in Naples, Florida, many buyers are drawn to the idea of new construction. A freshly built home, no previous owners, and modern finishes - it sounds ideal, right? Picture this: that new home smell (it’s like new car smell, but with more drywall), untouched countertops, and not a single mysterious scuff mark on the wall. Tempting, right? For many homebuyers in Naples, Florida, the allure of new construction is real. But before you dive headfirst into the glittering world of model homes and builder incentives, there are a few things you’ll want to consider... because “new” doesn’t always mean “better for you.”


New Doesn’t Always Mean a Better Deal

Sure, no one’s ever cooked fish in that oven or had a wild toddler unleash chaos on the living room floor—but new homes often come with higher price tags. The base price may seem manageable until you start adding in all the must-have upgrades (hello quartz countertops, designer lighting, and pools with extended lanais). Suddenly, that "affordable" model becomes the equivalent of ordering a burger and somehow ending up with surf and turf. And let’s not forget: while newer homes shine with modern features, older resale homes often offer more character, mature landscaping, and yes, sometimes even a better overall value.


Location Still Matters

New construction in Naples tends to happen on the outskirts, east of I-75 or in pockets further north or south. Yes, infrastructure like shopping centers and restaurants is gradually catching up, but here's the thing: you can’t build the Gulf of Mexico any closer. If being near the action is important to you, consider whether trading proximity for newness is really worth the extra time in your car (and the extra gas station stops).


Don't Forget About The Hidden Costs

Think that “starting at” price on the sign is what you’ll actually pay? Oh, if only. The model home you toured, complete with gleaming quartz counters, a gourmet kitchen, and a lanai that looks straight out of a resort, often includes tens (if not hundreds) of thousands in upgrades. But wait, there’s more! You may also run into costs for things like irrigation hookup fees, lot premiums, builder administration fees, and even appliance packages that you’d assume were standard. Landscaping, window treatments, and lighting upgrades? Yep, usually extra too. Moral of the story: what looks like a turnkey dream can quickly become a spreadsheet of surprises. Plan accordingly and bring snacks for when you sit down to digest that estimate.



Construction Timelines Can Shift

If you’re the type who likes to plan a housewarming party the minute you sign a contract, deep breaths. Construction timelines are notorious for being... optimistic. Supply chain delays, labor shortages, or even weather can push your move-in date further than expected. If you’re on a tight timeline, be sure to build in a backup plan (and maybe a bottle of wine or two for the waiting game).


Resale Value Isn’t Guaranteed

Let’s fast forward a few years, you're ready to sell. But wait, the builder’s still cranking out brand-new homes down the street! In some fast-growing developments, resale competition can be stiff when your 3-year-old home is competing with brand-new models. Make sure you understand the long-term vision for the neighborhood and what that could mean when it’s your turn to list. Also, in a few cases, builders may have resale restrictions so be sure to check the fine print.


So Many Choices, So Little Sanity

One of the sneaky stressors of building a new home is the sheer volume of decisions you’ll be asked to make... flooring, cabinets, countertops, lighting, fixtures, exterior colors… and don’t even get me started on grout lines. While some buyers love diving into design mode, others find themselves overwhelmed by the process (and the pressure to stay on budget). That’s where I roll up my sleeves and step in. Builder reps are lovely people and often great to work with, but let’s be clear: they work for the builder. Their job is to sell that house, not to protect your interests. IMPORTANT: if you please to have your own agent represent your interests, they need to be engaged at the front end to register you. This is a requirement of all builders. Late entry introductions aren't typically agreed to by builders.
