Mortgage rates
Rates jumped to their highest point in almost three years this week. Freddie Mac's survey put the average 30 year fixed rate at 7.28%, up from 7.03% the week before and well above the 6.34% we saw a year ago. At the same time, the September jobs report came in weak and consumer confidence hit a 12 year low, so there's a real tug of war happening between a pricier mortgage and a cooling economy.

Insurance
Good news here. Florida's home insurance market kept easing this week. Several insurers got approved for rate cuts of up to 10.4%, and Citizens Property Insurance, the state backed insurer of last resort, has shrunk to about 266,000 policies, down 82% from its 2023 peak, as private insurers win customers back. If you haven't shopped your policy in the last six months, now's a good time.
The property tax vote and the airport
Amendment 3, the property tax ballot measure, is a month away from its November 3 vote, and the money race is lopsided: the pro side has raised $18 million against about $537,000 for the opposition. It needs 60% approval to pass. Separately, Southwest Florida International Airport (RSW) saw passenger traffic dip 6% in August, though the year to date number is nearly flat, and local rental pros say pre-season bookings for the winter season are actually running ahead of last year.
For Buyers
Lock your rate soon if you're ready. There's no Fed meeting until late October to act as a catalyst for relief, and 7.28% is the highest in nearly three years.
Get a fresh insurance quote before you write an offer. Rates are moving, and your old quote may already be stale.
Look at North Naples and Central Naples for more breathing room on price than the beachfront zips.
If you're eyeing a condo, ask for the building's milestone inspection and reserve study status up front, every time.
For Sellers
Price off this year's full trend, not one month's snapshot. Single family is actually up for the year even with a soft August.
Highlight rental income potential if your home has it. Pre-season bookings are running ahead of last year.
Get your building's insurance and inspection paperwork in order before you list. Buyers are asking for it immediately.
Don't assume a tight market means buyers will overpay. List to sale price ratios have improved, meaning less room to negotiate down, but it's not a frenzy.
