Vivid Shores: A New Lakefront Lifestyle Community Takes Shape in Southwest Florida

There are plenty of new construction communities in Southwest Florida, but every once in a while, a new neighborhood comes along that feels a little different from the start. Vivid Shores is one of those communities.

Located in Bonita Springs, just north of Naples, Vivid Shores is a large-scale, gated lakefront community designed around nearly 500 acres of turquoise lakes, luxury single-family homes and a substantial resort-style amenity campus. With Pulte Homes and STOCK Luxury Homes building within the community, Vivid Shores is positioned to offer buyers something that has become increasingly difficult to find in this part of Southwest Florida: significant new construction, large waterfront homesites, extensive amenities and convenient access to both Naples and the growing Bonita Springs corridor.
And although you will sometimes hear Vivid Shores discussed as part of the greater Naples new construction market, it is important to clarify that the community itself is located in Bonita Springs in Lee County, near Bonita Grande Drive. For buyers who spend their time between Naples, Bonita Springs and Estero, however, the location is part of what makes Vivid Shores particularly interesting. So, what exactly is Vivid Shores, what will residents find here, and who should consider it? Here is a closer look.
Where Is Vivid Shores Located?
Vivid Shores is located off Bonita Grande Drive in Bonita Springs, east of Interstate 75 and north of Bonita Beach Road. Geographically, that puts the community in an interesting position. Residents can head west toward Downtown Bonita Springs, Coconut Point and the Gulf beaches, south toward North Naples and Mercato, or north toward Estero and Southwest Florida International Airport.
The community promotes approximate travel times of about 7 minutes to I-75, 10 minutes to Downtown Bonita Springs, 12 minutes to Coconut Point, 15 minutes to Southwest Florida International Airport and roughly 20 minutes to Bonita Beach and Barefoot Beach, although actual drive times naturally depend on traffic and season.
Another important part of the location story is what is happening around Vivid Shores. Bonita Springs itself is undergoing a noticeable evolution, with redevelopment continuing around Old 41 and Downtown Bonita while entirely new commercial and residential projects are emerging east of I-75. Midtown at Bonita, planned nearby, is expected to add another significant concentration of shopping, dining, services and gathering spaces to this side of Bonita Springs. Vivid Shores is therefore not simply being built in an established part of town. It is becoming part of a broader transformation of eastern Bonita Springs.
How Large Is Vivid Shores?
This is not a small neighborhood tucked around a lake. Vivid Shores encompasses approximately 1,031 acres, with its master plan centered around three large turquoise freshwater lakes totaling close to 500 acres of water.
That water component is one of the defining characteristics of the community. Rather than creating small retention lakes behind rows of homes, the Vivid Shores concept uses expansive lakes as an organizing feature of the neighborhood.
Plans have referenced approximately 635 luxury homes within the overall development. The size of the lakes also creates a very different visual experience from many newer gated communities. Buyers may find long lake vistas and wide stretches of open water, and select waterfront homesites are planned to accommodate private docks.
Yes, You Can Actually Boat at Vivid Shores
This may be one of the most interesting features of Vivid Shores. The freshwater lakes are designed for recreational boating, and private docks are available on select waterfront homesites. It is important to understand what that means, however. This is not Gulf-access boating. You cannot take a boat from your backyard at Vivid Shores and travel through canals to the Gulf of Mexico.
Instead, think of it as recreational lake living. The lakes become part of the community lifestyle for boating, relaxing on the water and enjoying a waterfront environment directly within the neighborhood.
In Southwest Florida, where many communities advertise a "waterfront lifestyle" primarily because homes overlook a lake, that distinction could make Vivid Shores particularly appealing to buyers who actually want to use the water.
Who Is Building Homes in Vivid Shores?
Two major builders are participating in Vivid Shores: Pulte Homes and STOCK Luxury Homes. That combination allows the community to appeal to buyers across a fairly broad luxury price and home-size spectrum.
Pulte brings its national homebuilding platform and offers multiple home designs geared toward buyers looking for new construction with contemporary layouts and personalization opportunities.
STOCK Luxury Homes occupies the more elevated segment of the neighborhood. STOCK has a long history of building luxury homes throughout Southwest Florida, including within some of the region's better-known upscale communities.
The result is a community where buyers can potentially move into the neighborhood at one level and extend into considerably larger and more customized luxury residences at another.
What Types of Homes Are Available in Vivid Shores?
Vivid Shores is planned entirely around single-family home living, with residences ranging from approximately 2,366 square feet into the 4,000-plus-square-foot range, depending on the builder, homesite and design selected.
Pulte's offerings include several home collections and both standard and expanded versions of certain plans. Buyers can find one-story residences as well as larger configurations, with multiple bedrooms, studies, generous outdoor living areas and options designed around the Southwest Florida lifestyle.
STOCK Luxury Homes is building on wider 76-foot and 90-foot homesites, with residences ranging from approximately 2,700 to more than 4,000 square feet. Its announced designs include the Chandler V, Madison II, Sterling IV and Covington III on 76-foot sites, along with the Gardenia, Gardenia II and Margo IV on the larger 90-foot homesites.The Margo IV, for example, offers approximately 3,869 square feet of living space with four bedrooms, four-and-a-half bathrooms, a study and three-car garage.
For buyers, one of the biggest considerations will likely be the homesite itself. Lake orientation, view corridor, privacy, lot width and dock potential can substantially affect both lifestyle and long-term desirability.
That is one reason I always encourage new construction buyers to evaluate more than the floor plan.

What Do Homes Cost in Vivid Shores?
Pricing will evolve as Vivid Shores develops, so buyers should consider published pricing a snapshot rather than a permanent guide. As of summer late 2026, Pulte base pricing was beginning in the mid-$700,000s, while STOCK Luxury Homes was generally positioned significantly higher, with STOCK advertising Vivid Shores homes from approximately the $2 million range depending on residence, homesite and options. The reality is that in the early stages between lot premium, base price and upgrade finishes, the lowest will run in the high $900s for Pulte and much more for STOCK.
Actual purchase prices can be substantially different from advertised base prices once you account for:
homesite premiums, structural options, pools and outdoor living packages, design center selections, upgraded finishes, landscaping, elevation choices and other builder options. This is especially important when comparing a new home with a resale property. The advertised "starting from" price is rarely the number that tells you what the home you actually want will cost.
The Amenity Campus May Be One of Vivid Shores' Biggest Selling Points
Vivid Shores is not relying on a small clubhouse and a community pool to carry the lifestyle story. A 13-acre lakeside amenity campus is planned as the social and recreational center of the community. The official community information describes a large waterfront clubhouse of approximately 15,000 square feet, while earlier builder materials referenced approximately 14,000 square feet. Either way, this is designed to be a substantial amenity center rather than simply a neighborhood gathering room.
Planned amenities include a roughly 5,000-square-foot heated resort-style pool, resistance pool, fitness center and movement studio, infrared saunas, event lawn, firepit gathering area, dog park and lakeside recreational facilities. And for anyone who plays racquet sports, Vivid Shores is paying attention.
The current community plan calls for:
8 pickleball courts, including four indoor and four outdoor courts
2 tennis courts
2 bocce courts
Indoor pickleball in particular is an unusual amenity for Southwest Florida residential communities and could become increasingly valuable for residents who want to play during summer heat, rain or peak sun.
Vivid Shores Will Have Its Own Restaurant and Bar
One amenity that can dramatically change the personality of a community is on-site dining.
Vivid Shores plans to offer Brisa Grille, a lakeside restaurant and bar with outdoor seating overlooking the community's water and amenity area. That means residents can potentially meet neighbors for dinner, stop for a casual drink after pickleball or enjoy an evening overlooking the lake without getting into the car.
It is a feature I think matters more than people sometimes realize. There is a significant difference between living in a neighborhood that simply has amenities and living in one where the amenities naturally create opportunities for residents to spend time together.
Vivid Shores Is Not a Golf Community, and That Could Be a Positive
Southwest Florida has no shortage of beautiful golf communities. Vivid Shores is deliberately offering something different. There is no bundled golf membership driving the lifestyle and no golf course built into the neighborhood. Instead, the emphasis is on water, fitness, racquet sports, recreation, dining and social amenities. For buyers who love golf, there are numerous courses throughout Bonita Springs, Estero and Naples. But buyers who do not want to pay for a golf membership they may rarely use could find Vivid Shores especially compelling. It gives residents a resort-style community without requiring golf to be the centerpiece.
The Lakes Are More Than a View
Perhaps the most important design decision at Vivid Shores is how much of the property has been devoted to water. The community's three signature lakes total close to 500 acres. That matters beyond aesthetics. Large bodies of water create longer views, increase separation between portions of the community and provide recreational opportunities that smaller neighborhood lakes cannot. The lakes also serve as the backdrop for the amenity campus, dining and many residential homesites. For buyers accustomed to Naples communities where "lakefront" may mean looking across a relatively narrow pond toward another row of houses, Vivid Shores could feel noticeably different.
Why the Timing of Vivid Shores Is Interesting
Vivid Shores is arriving during an interesting stage in the growth of Southwest Florida.
Much of Naples west of I-75 is already developed, and finding large undeveloped parcels suitable for a new gated community has become increasingly difficult. Even Bonita Springs is considerably more built out than it was a decade or two ago.
At the same time, development pressure has increasingly shifted east of Interstate 75. Vivid Shores sits directly in that path of growth. Its location near Bonita Grande Drive, Midtown at Bonita and expanding residential development means buyers are purchasing not only into a new community, but also into a part of Bonita Springs that is continuing to evolve. That can have advantages. New restaurants, retail, infrastructure and services can follow residential growth. It can also mean living near continued construction and development for a period of time, something buyers should consider when purchasing during the early stages of any large master-planned community.
What Buyers Should Know About the Vivid Shores CDD
Another important consideration is that Vivid Shores has a Community Development District, or CDD.
The Vivid Shores CDD was established in September 2025 under Florida law. Property owners within the district are subject to annual assessments that can include both operating and maintenance costs and debt service associated with infrastructure improvements financed by the district. These assessments may appear in the non-ad valorem section of the property tax bill.
CDD assessments are common in newer Florida master-planned communities, but buyers should understand exactly what they will be responsible for before purchasing. When evaluating a Vivid Shores home, I recommend looking at the complete annual carrying cost, including property taxes, HOA assessments, CDD assessments, insurance and any other recurring community charges. The purchase price is only one piece of the financial picture.
New Construction Buyers Should Still Have Their Own Real Estate Agent
One of the most common misconceptions about buying new construction is that buyers do not need a real estate agent because the builder has sales representatives on site. Those representatives can be extremely knowledgeable and helpful, but they work for the builder. Your real estate agent works for you.
An experienced buyer's agent can help compare builders, evaluate homesites, review community positioning, understand comparable communities, discuss resale implications, track incentives and help you ask questions you may not realize you should be asking. And when choosing a lot in a community like Vivid Shores, those conversations can be particularly valuable.
Two homes with identical floor plans can ultimately have very different desirability based on what sits behind them, where they are positioned within the community, how afternoon sun hits the lanai, what may eventually be constructed nearby and whether a lake view is likely to remain as attractive as it appears on a development map. One more important point: if you think you may want your own agent representing you, involve that agent before your first visit or registration with the builder. Builder policies concerning real estate agent registration can vary, and it is much easier to establish representation from the beginning.
How Does Vivid Shores Compare With Other Southwest Florida New Construction Communities?
Buyers considering Vivid Shores may also look at communities such as WildBlue, Caymas, Valencia Trails, Esplanade by the Islands, The Isles of Collier Preserve and other newer lifestyle communities throughout Naples, Bonita Springs and Estero.
But Vivid Shores does not fit perfectly into any of those categories. It is not primarily a golf community. It is not an age-restricted community. It is not a coastal boating community with Gulf access. And it is not simply a traditional gated neighborhood with a clubhouse.
Its differentiator is the combination of large freshwater lakes, recreational boating, optional private docks, luxury single-family homes, extensive racquet and wellness amenities, lakeside dining and a location within one of Bonita Springs' fastest-evolving corridors. That combination is relatively unusual.
Who Might Love Living in Vivid Shores?
I think Vivid Shores could be especially appealing to buyers who want new construction but do not want to sacrifice lifestyle amenities to get it. It should also warrant a closer look from buyers who love being around water but do not necessarily need Gulf access, buyers who play pickleball or tennis, people who want a strong social component within their neighborhood, and homeowners who prefer resort-style living without being tied to a mandatory golf membership.
The location may also appeal to buyers who have family, work or activities spread across the Naples, Bonita Springs and Estero areas rather than being focused entirely on Downtown Naples. And for seasonal homeowners, the proximity to Southwest Florida International Airport could certainly be attractive.

And Vivid Shores is creating an entirely new residential destination centered around water, recreation and resort-style living.
No community will be right for every buyer, and buyers should carefully compare home prices, builder options, HOA and CDD expenses, location, construction timelines and long-term plans before making a decision.
But if you are looking for new construction near Naples, luxury homes in Bonita Springs, lakefront homes in Southwest Florida or a gated community with pickleball, boating and resort amenities, Vivid Shores deserves to be on the list.
