ABOUT BAYFRONT

Bayfront is a distinctive waterfront condominium community and mixed-use destination located where the Gordon River meets Naples Bay at the gateway to Downtown Naples. Recognizable for its colorful European-inspired architecture, brick-paved walkways, fountains and waterfront promenade, Bayfront combines 155 condominium residences in four residential buildings with restaurants, shops, salons, services and a marina. The result is a more energetic and urban residential experience than buyers typically find in Naples' gated condominium communities.


Residences range from smaller one-bedroom condominiums to spacious multi-bedroom homes, with balconies and terraces that take advantage of Bayfront's waterfront and downtown setting. Depending on building location and orientation, residences may overlook the marina, Gordon River, Naples Bay, landscaped courtyards or the surrounding city. Secure under-building parking and elevator access add everyday convenience, while the ability to step outside and walk directly to dining, shopping and the waterfront is one of Bayfront's defining characteristics.


Location is a major part of the Bayfront lifestyle. Tin City is accessible by a protected pedestrian route beneath U.S. 41, while Fifth Avenue South, Baker Park, Gulfshore Playhouse and the broader Downtown Naples area are nearby. Residents can enjoy waterfront dining or cocktails without leaving Bayfront, walk or bike into downtown, or head out on the water from the marina. What You Need to Know About Living in Bayfront


  • Bayfront Is Mixed Use: Restaurants, shops, salons and other businesses are integrated into the development. Buyers who enjoy having activity outside their door may see this as a major advantage, while those seeking a quiet, secluded residential environment should understand the distinction.

  • Residence Location Matters: Views, exposure to activity, privacy and outlook can vary considerably depending on the building, floor and orientation of the individual condominium.

  • Marina Slips Are Not Automatically Included: Bayfront Marina is a separate component of the waterfront destination. Buyers interested in keeping a boat at Bayfront should investigate current slip availability, licensing or rental arrangements, vessel limitations and costs rather than assuming a slip conveys with a residence.

  • Condominium Ownership: Buyers should review current association fees, reserves, insurance responsibilities, maintenance obligations, pet and rental provisions and other governing documents for the residence they are considering.

  • Downtown Does Not Mean Directly on Fifth Avenue: Bayfront sits at the eastern gateway to downtown. Fifth Avenue South is readily accessible, but buyers should distinguish Bayfront's location from condominiums located directly within the Fifth Avenue shopping and dining district.

  • Palazzo at Bayfront Is Separate: The newer Palazzo residences are part of the larger Bayfront destination but represent their own condominium development with separate residences, amenities and association structure.

BAYFRONT AMENITIES

Bayfront residents have access to a collection of recreational amenities that includes two swimming pools, tennis and pickleball courts, a fitness center and clubhouse, along with secure under-building parking. Waterfront walkways, landscaped courtyards and gathering spaces extend the experience beyond the traditional condominium amenities.


The Bayfront Marina adds another dimension to the setting, with 41 wet slips along the Gordon River and Naples Bay. The marina supports boating access to Naples Bay and the Gulf while also contributing to the waterfront atmosphere enjoyed from Bayfront's restaurants, walkways and residences.


Perhaps Bayfront's most distinctive amenity, however, is the community itself. Residents can walk downstairs to restaurants, cafés, shops and services, enjoy cocktails or dinner overlooking the water, stroll along the marina or continue into Downtown Naples.
