Island Walk is a distinctive gated, master-planned community located in North Naples, Florida, specifically situated on Vanderbilt Beach Road, east of I-75 and at its intersection with Logan Boulevard. Developed by renowned DiVosta Homes, known for its durable poured-concrete construction, Island Walk spans a considerable area and is characterized by its meticulous landscaping, extensive network of interconnected lakes, and numerous bridges. The community comprises approximately 1,856 residences, offering a diverse array of housing options including single-family homes, attached villas (duplex villas/patio homes), and two-story townhomes. Homes in Island Walk were built primarily between 1997 and 2004. Floor plans vary significantly: single-family homes typically range from approximately 1,997 to over 2,507 square feet, attached villas from around 1,513 to 1,900 square feet, and townhomes between 1,600 and 1,800 square feet. Many residences boast picturesque lake views, enhancing the community's serene appeal.

What You Need to Know

  • Island Walk is a secure, gated community, providing a safe and tranquil living environment for all its residents. The homes are very similar looking from one to another making it noticeably cookie cutter.

  • Pet Policy: The community is pet-friendly for dogs and cats, but they must be leashed in all common areas, and owners are responsible for cleaning up after their pets. Specific breeds, such as bull terriers (pit bulls) or any dog of violent temperament, are prohibited. Pets are generally not permitted inside the Town Center, Fitness Center, Tennis Courts, pool areas, Post Office, or Café, with the exception of service animals.

  • Rental Policy: Lease agreements in Island Walk must be in writing and adhere to a minimum term of not less than four months (120 days) and a maximum term of three years. Month-to-month rentals and subleasing are not permitted. A pre-approval inspection is required for any property being leased to ensure compliance with community regulations, and all units are designated for "Single Family" residences only, with specific occupancy limits.

  • The community is managed by a professional Homeowners Association (HOA), which oversees all amenities, rules, and regulations, ensuring the consistent maintenance and appeal of Island Walk.

ISLAND WALK AMENITIES

The innovative Town Center integrates practical conveniences such as an onsite post office with attendants, a bank branch, a gas station, a car wash, and a car wash facility. For personal services, a hair salon (Salon 914) and a nail salon (Island Nails) are also located within the Town Center. Social and leisure activities are abundant, with the clubhouse and community center hosting countless events, various clubs (e.g., Tennis Club, Fishing Club, Motorcycle Club), community luncheons, and game nights. A library is also available for residents' enjoyment. Furthermore, extensive sidewalks and walking paths traverse the lush green spaces and wind around the numerous lakes, promoting an active lifestyle within a scenic environment.
