Construction in the community primarily took place in the mid to late 2010s, with homes built generally between 2016 and 2018. The community is expansive, featuring approximately 466 residences surrounded by eight sparkling lakes and lush, tropical landscaping. Marbella Isles caters to a diverse range of residents, offering spacious floor plans that vary from approximately 1,600 square feet for some villas to over 4,000 square feet for larger single-family homes, with some even exceeding 8,000 square feet of total area. Homes typically feature modern finishes, open-concept living areas, and garages, with many offering private pools and serene lake views.

Residents pay HOA fees which cover these services. The HOA has specific guidelines for exterior alterations (e.g., pools, fences, landscaping) requiring Architectural Review Board (ARB) approval.

  • Pet Policy: The community is pet-friendly, typically allowing two domestic pets (dogs or cats) per unit, with a weight limit of 40 pounds per animal. Birds and fish are generally not restricted by number. Renters are generally allowed pets with board approval.

  • Rental Policy: Rentals are permitted, but are subject to HOA rules, including application and approval processes. Owners wishing to rent their homes must submit a fully completed application and pay a non-refundable fee. There may be minimum lease terms (e.g., no fractional ownership is permitted).

  • Community Size and Density: With over 460 residences, it's a larger, more active community compared to more intimate neighborhoods.

Beyond the clubhouse, outdoor amenities further enhance the lifestyle, including three Har-Tru tennis courts, four pickleball courts, bocce ball courts, and a children's playground/jungle gym. The community also features well-maintained sidewalks throughout the neighborhood for walking and jogging, all set amidst lushly landscaped grounds surrounding eight scenic lakes.
