One of Southwest Florida's largest new master-planned developments is beginning to take shape in Estero, and within it will be Esplanade at Kingston, a new gated, resort-style community by Taylor Morrison.
For buyers who like newer construction but also want the amenities, activities and social atmosphere of an established resort community, this is one to put on the radar. Esplanade at Kingston is anticipated to open in late 2026, with a wide range of residences planned, including condos, twin villas and single-family homes. Current preliminary pricing ranges from the mid-$300s for condos and from the low $400s to more than $1 million for other residences.
But Esplanade at Kingston is only one part of a much bigger story. Let's take a deeper look at what is planned, where it is located, the homes and amenities announced so far, and what prospective buyers should know before jumping into a brand-new community.

First, What Is Kingston?
Understanding Esplanade at Kingston starts with understanding Kingston itself. Kingston is a massive new master-planned community taking shape along the Corkscrew Road corridor in eastern Estero. Taylor Morrison describes the overall development as approximately 6,700 acres, with ponds, open space and preserved natural areas incorporated throughout the community. The larger Kingston plan is expected to include multiple residential neighborhoods along with commercial areas, recreational amenities and other supporting uses.
Kingston South
Kingston South is planned as a multigenerational neighborhood with approximately 3,625 homes, with homes being offered by Lennar, Pulte Homes and Neal Communities.
Esplanade at Kingston
Located on the north side of Corkscrew Road, Esplanade at Kingston is Taylor Morrison's resort-lifestyle portion of Kingston and is planned for approximately 1,285 residences. The overall Kingston plan also identifies areas for future commercial development and a future school. That makes this much more significant than the introduction of another gated neighborhood. Kingston is being planned as an entirely new residential and lifestyle destination within the Corkscrew Road corridor.
Where Is Esplanade at Kingston?
Esplanade at Kingston is located along Corkscrew Road in Estero, Florida, east of the more established portions of Estero and near the growing eastern Corkscrew corridor. Taylor Morrison currently identifies the community location as 19745 Sanctuary Breeze Way, Estero, FL 33928. One thing buyers should understand is that this is a developing area. Today, driving east along Corkscrew Road feels considerably different than driving through the established neighborhoods around U.S. 41. However, residential and commercial development has steadily been moving east. That means buyers should evaluate the location based not only on what surrounds it today, but also on what is planned for the corridor over the coming years.
A Major New Road Connection Is Coming
One of the more interesting parts of the Kingston plan is infrastructure. A new north-south roadway called Kingston Village Parkway is planned to connect Corkscrew Road with State Road 82. As of summer 2026, construction is underway. According to Engage Estero, the intersection of Corkscrew Road and Kingston Village Parkway is under construction, with a traffic signal anticipated in fall 2026. The eventual connection to State Road 82 is expected later. Corkscrew Road is also being widened adjacent to the Kingston development.
For buyers considering this part of Estero, these infrastructure projects are important because access and traffic patterns can change substantially as a large community develops.
What Types of Homes Will Be Available at Esplanade at Kingston?
One of the biggest advantages of Esplanade at Kingston may be the sheer range of housing choices.
Rather than targeting one narrow buyer profile, Taylor Morrison is planning residences ranging from relatively compact condos and villas to homes approaching 4,600 square feet.
Condominiums
Taylor Morrison is currently advertising Esplanade at Kingston condos from the mid-$300s. The initial condo information shows 2 bedrooms, 2 bathrooms, approximately 1,455 square feet, a 1-car garage and single-story living. This could create a comparatively lower entry point into the Esplanade lifestyle for buyers who do not need a larger detached home.
Twin Villas
Two twin-villa floor plans have been announced. Tobago: 2 bedrooms, 2 bathrooms, approximately 1,329 square feet, 2-car garage and one story. Caicos: 2 bedrooms, 2 bathrooms, approximately 1,515 square feet, flex space, 2-car garage and one story. For buyers looking for lower-maintenance living while still wanting a private garage and residential feel, the villas may become an interesting middle ground between condos and detached homes.

Combined with the Tobago and Caicos twin villas, Taylor Morrison currently lists 14 floor plans for this portion of Esplanade at Kingston. Prices for individual floor plans have not yet been released.
What Will the Homes Look Like?
Taylor Morrison is showing multiple architectural elevations depending on the floor plan, including Coastal, Modern, Modern Mediterranean, Farmhouse and Low Country styles. Buyers are also expected to have access to Taylor Morrison's Design Studio, allowing selections involving cabinetry, countertops, flooring and other finishes.
For buyers who find the design-center process a little overwhelming, Taylor Morrison also offers its Canvas by Taylor Morrison program, which provides coordinated design packages selected by professional designers.
Some buyers love spending hours selecting every cabinet, tile and fixture. Others discover very quickly that choosing among 47 shades of white tile is not how they envisioned spending their Saturday. Having both approaches should give buyers some flexibility.
The Potential Advantage of Buying Early
One potential benefit of being an early buyer in a new community is the opportunity to purchase during the builder's introductory pricing phases. Builders often increase base prices as a community gains momentum, additional phases are released and amenities begin to take shape. For example, if an early buyer purchases a particular floor plan for $600,000 and the builder later prices that same or a comparable home at $650,000, the earlier purchase may benefit from the community's rising price structure. Early buyers may also have access to a broader selection of homesites before the most desirable lake, preserve or exposure options are claimed.
This is sometimes referred to as the early-adopter advantage of new construction. It can create the potential for equity as the community matures, but it is important to remember that appreciation is never guaranteed. Market conditions, builder incentives, future inventory, upgrades and the specific homesite can all influence actual resale value. For a large community such as Esplanade at Kingston, understanding when to buy, which floor plan to choose and which homesite to select can be just as important as deciding whether to buy in the community at all.
The Real Story May Be the Amenities
Esplanade communities are specifically designed around a resort-lifestyle concept, and the amenity plans for Kingston appear to be extensive. Planned amenities currently include a resort-style pool and spa with poolside cabanas and towel service; indoor and outdoor pickleball; tennis and bocce; a fitness center with classes and wellness programming; wellness and spa services; a Culinary Center; Toasted Café; Bahama Bar; a Bark Park; and outdoor gathering spaces including fireside seating and an event lawn.
It Is About Programming, Not Just Buildings
A long amenity list looks impressive on a brochure, but amenities are only part of the lifestyle equation.
Esplanade communities also emphasize organized lifestyle programming. Taylor Morrison describes programs involving culinary events, wine tastings, concerts, fitness and wellness activities, spa events, excursions, social gatherings, pet programming, sports programming, concierge services and travel experiences. An on-site lifestyle manager is also expected to help coordinate activities. For someone who wants to meet neighbors and participate in community life, that can be just as important as the physical amenities themselves.
Will Esplanade at Kingston Have Restaurants?
Food and beverage appears to be a particularly important part of the planned lifestyle. Taylor Morrison currently identifies a Culinary Center, Toasted Café and Bahama Bar among the planned amenities. The broader Kingston website describes Esplanade at Kingston as incorporating multiple on-site dining opportunities ranging from poolside options to more upscale dining. Specific restaurant concepts, operating structures, menus and hours have not yet been finalized publicly, so buyers should consider these planned amenities rather than guaranteed operating businesses until more details are released.
What About Nature and Open Space?
With thousands of homes planned throughout Kingston, buyers may understandably wonder how much of the property will ultimately feel developed. Taylor Morrison says the larger Kingston property includes approximately 6,700 acres and that natural wetlands, native vegetation and wildlife habitat have been incorporated into the overall landscape. Esplanade homes are also being positioned to take advantage of lake and nature views. This makes individual homesite selection particularly important. Two identical homes can have very different long-term appeal depending on whether the rear exposure overlooks water, preserve, another home, a roadway or future development.
How Much Will Homes Cost?
As of August 2026, Taylor Morrison is advertising Esplanade at Kingston condos starting from the mid-$300s and villas and single-family homes from the low $400s to $1 million+. Individual base prices have not yet been released for the 14 villa and single-family floor plans. When buying new construction, the advertised base price and the ultimate purchase price can be very different. Buyers may need to consider homesite premiums, structural options, pool and outdoor-living packages, cabinetry, countertops, flooring, appliances, electrical additions, lighting, design-center selections, closing costs and financing incentives. Until Taylor Morrison releases the complete pricing structure, buyers should avoid assuming that the advertised starting price represents the cost of a finished home configured the way they would actually want it.
What Will the HOA Fees Be?
This is one of the biggest unanswered questions right now. Taylor Morrison has not yet publicly released complete HOA, condo or other recurring community fee information for Esplanade at Kingston. Given the extent of the proposed amenities and lifestyle programming, this is an important number to watch. A beautiful amenity center tells you what you get. The budget tells you what it costs to maintain it. Both matter.
Will Esplanade at Kingston Be 55+?
Based on currently published information, Esplanade at Kingston is not being marketed as an age-restricted 55+ community. It is being positioned as a resort-lifestyle community rather than specifically as a 55+ development. Buyers should confirm final community restrictions and governing documents when they become available.
Is Esplanade at Kingston a Golf Community?
At this point, golf has not been announced as part of the Esplanade at Kingston amenity package. For some buyers, that will be a negative. For others, it may be a major positive because they want resort amenities without necessarily paying for a golf lifestyle they do not use.
What I Like About the Concept So Far
On paper, several things stand out. The housing variety is impressive. Someone wanting approximately 1,400 square feet and someone wanting more than 4,500 square feet could potentially live within the same resort community.
The amenities go beyond the standard formula. Indoor pickleball, multiple food-and-beverage concepts, spa services, a Culinary Center and organized lifestyle programming create a different proposition than simply offering a clubhouse and pool.
The larger Kingston development matters. If the surrounding commercial, roadway and community plans develop as envisioned, buyers would not simply be purchasing in Esplanade. They would be buying into an entirely new section of Estero as it evolves. Taylor Morrison's Esplanade brand already has a presence in Southwest Florida, which gives buyers other Esplanade communities they can visit to get a sense of the overall lifestyle concept, even though Kingston will ultimately have its own design and personality.
What Would I Want to Know Before Buying?
There is a lot to like, but this is still a coming-soon community, which means some important pieces of the puzzle are not available yet. Before purchasing, I would want answers to questions including:
1. What are the final HOA and other community fees?
2. Is there a CDD or other special assessment?
3. Which amenities will be completed before the first homes close?
4. What is the estimated timeline for the full amenity campus?
5. Will there be food-and-beverage minimums?
6. What are the condo fees and insurance responsibilities?
7. Which homesites carry premiums?
8. What lies behind each homesite now and in the future?
9. Which roads will ultimately carry through traffic?
10. What additional development is planned near a particular homesite?
11. What are the rental restrictions?
12. What are the pet restrictions?
13. What hurricane protection is standard?
14. What features shown in model homes are upgrades?
15. What builder incentives are available, and do they require use of an affiliated lender or title company?
Those answers can materially change the economics and desirability of a particular purchase.
Why Your Homesite Can Matter Almost as Much as Your Floor Plan
This deserves special attention in a community this large. When buyers walk into a new-construction sales center, it is easy to fall in love with the model. I encourage buyers to spend just as much time studying the site map. Look at rear exposure, lake orientation, preserve boundaries, distance to amenities, future roadways, nearby commercial parcels, traffic patterns, walking access, utility areas, community entrances, adjacent future phases, morning versus afternoon sun and potential construction activity. A great floor plan can often be built on multiple lots. A great homesite cannot be moved later.
Should You Use a Realtor When Buying at Esplanade at Kingston?
The sales representatives in a builder's sales center represent the builder. They can be extremely knowledgeable and helpful, but their role is different from having your own real estate professional advising you. An experienced buyer's agent can help you evaluate lot selection, builder pricing, comparable communities, contract terms, upgrade decisions, resale implications, incentives, inspection opportunities, closing costs, community fees and future development surrounding the property. Most importantly, involve your agent before your first visit or registration with the builder. Builder policies regarding Realtor representation vary, and waiting until after you have registered or visited can create problems with representation.
My Take on Esplanade at Kingston
Esplanade at Kingston is one of the more interesting new-community announcements I have seen along the Estero corridor. It is not simply the number of homes that makes it noteworthy. It is the combination of housing variety, extensive resort amenities, lifestyle programming and the sheer scale of the surrounding Kingston master plan. That scale also means buyers should approach it thoughtfully.
Buying during the early stages of a major development can provide opportunities, including greater homesite selection and potentially early-phase pricing. But buyers are also purchasing while roads, commercial areas, future phases and amenities are still evolving. The goal shouldn't simply be to buy early. The goal should be to buy the right home, on the right homesite, at the right point in the development cycle. That is where understanding the site plan, future development and competitive market becomes particularly important.
