Every year around mid-December, something magical happens.
The world slows down. The lights come on. Cookies appear in offices that normally survive on coffee and adrenaline. And suddenly, everyone agrees that this is the week things will “quiet down.”
Except real estate.

Real estate doesn’t slow for Christmas - it just puts on a festive sweater and keeps working.
So consider this my official Christmas message from a real estate agent… slightly sugar-coated, generously sprinkled with truth, and served with a side of humor (because if we don’t laugh, we cry into our MLS).
Christmas Reveals the Truth About Homes 🎄
December is a telling month in real estate. Period.
Why?
Because you can’t hide a bad floor plan when a Christmas tree enters the chat.
You learn very quickly:
Whether the living room can actually fit a tree and a sofa
If the dining room table only works because leaf extensions deserve an award
Whether your guest room is “cozy” or “we’ll make it work with an air mattress”
Holiday decor is ruthless. It exposes:
Dark rooms (no amount of twinkle lights can save them)
Narrow hallways suddenly hosting wrapping paper traffic jams
Kitchens that become battlegrounds when three people try to cook at once
Buyers notice. Sellers notice. Agents really notice.
The Myth of “No One Buys During the Holidays”
Let’s clear this up once and for all.
People who are looking at homes in December are not bored.They are not “just browsing.” They are not killing time between shopping trips.
December buyers are:
Relocating with deadlines
Ending leases
Starting new jobs
Downsizing, upsizing, rightsizing
Or finally saying, “Let’s stop waiting.”
These buyers didn’t accidentally end up touring homes while everyone else is baking cookies. They’re focused. Motivated. And shockingly efficient.
Honestly? I wish more buyers shopped this way year-round.
December Sellers Deserve Medals 🏅
If you’ve ever listed a home during the holidays, I salute you.
Because selling in December means:
Hiding presents before showings
Explaining that yes, you normally live here and no, the stockings aren’t included
Keeping your house spotless while hosting guests
Leaving during showings when it’s 78 degrees and everyone else is inside eating
And yet… holiday homes often show beautifully.
There’s warmth. There’s life. There’s a feeling that this house matters. And buyers respond to that far more than they respond to perfection.
Things Real Estate Agents Secretly Wish For at Christmas 🎁
Sure, we appreciate candles and wine. But if we’re being honest, here’s what we really want:
Appraisals that magically hit value
Inspections with “minor” issues that are actually minor (and buyers that accept that truth)
Associations who answer emails after December 15
Buyers who don’t want to renegotiate over $400
Sellers who trust the data (even when it’s not what they hoped for)
And above all… contracts that close before New Year’s Eve so we can all enter January emotionally stable and qualify for homestead next year by owning before 1/1.
The Emotional Side No One Talks About
Christmas has a way of making people reflective.
Buyers start imagining traditions:
Where the tree would go
Who would sit where
How many people could gather comfortably
Sellers feel it too:
Memories flood back
Milestones surface
Chapters quietly close
Real estate is never just a transaction - but December makes that especially clear.
Homes hold life. And holidays remind us why that matters.
Why It All Actually Makes Sense
At its core, Christmas is about:
Togetherness

So yes - it makes perfect sense that they collide every year.
